No new Rodway Rd Community Centre

There are no plans for a new Community centre at Rodway Road.

Patchway Town council is dedicating its 2010/2011 budget towards the extension of the north Patchway Coniston Community Centre

No funds have been allocated for improving the Rodway Road Community Centre.

Meanwhile in north Patchway ...

At its meeting on 12th Jan 2010, Town Cllrs directed a quarter million pounds of the 2010/2011 Patchway residents' precept money to improve the Coniston Community Centre in north Patchway near the Parade shops.

This £250,000 residents money plus £400,000 lottery grant will provide funding for a new community cafe and office space in the Coniston Rd Community Centre, north Patchway.

Cllrs alarmed at high consultants fees

£50,000 residents' money has been spent on Architects fees, and still rising!

Some Town cllrs are becoming alarmed at the consultant architect's and surveyor's fees (£50,000 and rising) for the Coniston Community Centre extension. At the Town Councl meeting on Tuesday 10th March, Cllrs demanded a breakdown of consultant fee costs for the Consiton Community Centre extension works. At that meeting Cllrs were presented with a consultant fee bill for the month of February alone of £6000. update to follow

Northfield development - February 2010 Update:

Initial phase: construction of the first 200 houses is going ahead now (as from Jan 2010) with the aid of government "kick start" funding. The remaining 2,000 dwellings will go ahead once the dispute over the 106 agreement is settled, (see below!)

New Link Road and Highwood Road permanent closure:

Construction of the new Link road has started and is scheduled for completion by early 2011. Developer Bovis has received a £12,000,000 loan for the road construction which will be repaid once the project is in profit.

Highwood Road (section Sparrowbill Way - Coniston road, Top) is scheduled to permanently close to all through traffic in 2011 upon completion of the new Link Road. One carriageway will be absorberd into the new development to become an internal access road with residents parking places. The northern carriageway will become a 24hr bus only lane.

Sparrowbill way -soon to emerge: onto Highwood Road, (opposite Cranbourne Rd) temporary single lane traffic Mall bound.

A new smaller road called Sparrowbill Way, will shortly emerge onto Highwood Road dual carriageway at a point opposite Cranbourne Road. Traffic travelling towards the Mall will be restricted to one lane for certain periods. No date has been given for the temporary lane closure.

Please note: construction Traffic will not use this new road - all site traffic is via former crash gate at standing Stone rondabout.

Bovis seek review of "106 agreement" - infrastructure and community contributions.

District Councillors will consider the new bovis 106 agreement proposals at their next Planning Ctte meeting on 4th April 2010.

In late Dec 2009, developer Bovis issued a new "Outline Planning Application" for the whole development! PT09/6091/O -(nb the last letter is O for oscar)

This application must be determined within 16 weeks from Dec 29th 2009.

The core of the application is the same as the original application approved in March 2008. The only significant changes are to the draft Heads of Terms.

These significant changes are:

1. Reduction of affordable housing from 33% to 25% of dwelling total.

2. Changes to trigger dates for highway completion

3. Reduced contribution to Community facilities- no new Community Building on the development site

4. No upgrade of Cribbs M/way junction

5. Construction of new primary School subject to review.

Local district councillors must consider whether to support such changes. We shall know within 16 weeks from 29th Dec 2009!

A time to tear down and a time to build.

And.... farewell to the East Works (demolition photo right) now destined to become a light industrial Park. (update 27th Oct 2009) The original developers "Prologic Ltd" who submitted detailed plan back in 2007 have pulled out. No other developer is currenty interested. Land owners Rolls Royce Ltd have demolished the East Works to avoid Business Tax on empty properties.

The ex-East works is down for mixed business use (eg light industry + perhaps a hotel) not housing.

Patchway Post Office: no immediate prospect of new Post office! (Update Feb 2010)

The new Post Office will NOT be at the Parade shops. There will be a new Crown Post Office but the exact location is a commercial decision.

The latest info (Feb 2010) suggests the new location will either be in the new Young Persons and Children's Hub, (Rodway road which is due to open end of 2012), or in a shop in that vicinity.

There seems no immediate prospect of a new Post Office
